South Australia

Building certification in South Australia.

South Australian building work is assessed under the Planning, Development and Infrastructure Act 2016. We issue Building Rules Consent, carry out independent staged inspections and provide Code compliance advice — for everything from single dwellings to multi-storey and commercial projects.

01

Building Rules Consent

Building Rules Consent is the technical half of development approval in South Australia. We assess your documentation against the National Construction Code and the Building Rules, identify anything that does not yet demonstrate compliance, and issue consent once it does so the approval can be granted.

Read more about Building Rules Consent
  • Class 1 and 10 residential certification
  • Class 2–9 commercial and multi-residential
  • Structure, fire, access, energy and amenity assessed together
  • Performance solutions scoped and assessed
  • Consent issued so development approval can be granted
02

Staged Inspections

Independent inspections at key construction stages, carried out by a registered building certifier and reported in writing. This is an engaged service rather than a statutory requirement — it exists so owners, builders and developers have an objective record of what was built and when.

  • Footings, slab, frame, waterproofing and final
  • Independent of the builder
  • Written report with photographs each visit
  • Consistent reporting across volume programs
  • Partial programs available
03

Compliance Consulting

Advice on how a design meets the National Construction Code — before it is lodged, while it is being resolved, or when something has gone wrong. Engaged as a standalone service or alongside certification.

Structural Engineering

Structural design, certification and adequacy assessment delivered in-house by a PhD-qualified structural engineer. Because the engineering sits alongside the certification practice, structural questions get answered by someone who understands how they will be assessed.

Common questions

Do I need Planning Consent before you can start?

No. We can run the Building Rules assessment in parallel with the planning process, which usually shortens the overall approval timeline.

Can you certify work that has already been built?

In South Australia, yes — we can assess existing unapproved or non-compliant work and advise on the regularisation pathway available to you.

Do you work outside metropolitan Adelaide?

Yes. Our Adelaide office services regional South Australia; travel is priced into the fee proposal up front so there are no surprises.
