Staged Inspections
Independent inspections at key construction stages, carried out by a registered building certifier and reported in writing. This is an engaged service rather than a statutory requirement — it exists so owners, builders and developers have an objective record of what was built and when.
What it is
A programmed series of site inspections through construction. Each visit checks the work in place against the approved documentation and the Code, and produces a report you can rely on. It is a separate engagement from the mandatory notification inspections carried out by councils.

Owners wanting independent oversight of a builder, builders wanting a documented compliance trail, and developers needing consistent reporting across a program of similar dwellings.
Typical stages
Most residential programs use five stages. The set is tailored to the build — we confirm the stages with you before work starts.
- Footings — prior to pour
- Slab — reinforcement and set-out prior to pour
- Frame — before lining
- Waterproofing — wet areas prior to tiling
- Final — practical completion
What you receive
A written report per inspection with photographs, observations, any items requiring attention, and a clear statement of what was inspected. Reports are issued promptly so they do not hold up the next trade.
Common questions
Are staged inspections mandatory in South Australia?
No. Mandatory notification inspections are a separate statutory process. Staged inspections are an independent service you choose to engage.
Can we book only some of the stages?
Yes. Many clients engage us for the structural stages only, or for waterproofing and final. We will tell you where the risk sits before you decide.
